The final phase of the ten-year project to redevelop a seventies-built housing estate in West Ealing will be carried out by Latimer, the development arm of Clarion Housing Group, and Fairview New Homes.

The Sherwood Close project has already seen 117 social rent and 60 shared ownership units completed and the last part of the scheme will see an additional 188 units of which 37 will be for social rent bringing the overall proportion of the scheme classed as affordable to 58%.

This new scheme will include a mix of one-, two-, and three-bedroom apartments within buildings ranging from six to 14 storeys. All of the units will utilise air-source heating technology.

This will be the second joint venture between Clarion and Fairview, following the Printmakers Yard project in Brentford, which will provide 333 mixed-tenure riverside homes.

Phase 1 of the scheme was completed in 2019 with former estate residents housed in 71 new units and Phase 2 finished in March 2023 with additional 106 units, a mix of social rent units, shared ownership properties, as well as the new community facility.

The final housing mix of the scheme includes apartments, maisonettes, and townhouses ranging from one to four bedrooms, catering to diverse local housing needs.

At the centre of the project is the Colin Bryant Centre, a new community hub named after a long-term resident who was instrumental in shaping the estate's regeneration vision. Opened in October 2024, the centre offers a space for residents to engage in various activities and access support services. It is managed by Nucleus Community Action in partnership with Clarion Futures, the charitable foundation of Clarion Housing Group.

Fairview will use our expertise of delivering similar residential projects across Greater London, to ensure the project successfully achieves the objectives of the joint venture, the Local Authority, and residents.”

It is expected that Phase 3 of the project will be finished by 2027.
