The John Lewis Partnership (JLP) has submitted a new set of proposed changes to its redevelopment of the West Ealing Waitrose site, filing a Non-Material Amendment under application reference 254686NMA. Because the changes are classed as non-material, the application is expected to be determined by planning officers without going to full public consultation or the planning committee.

The revised plans were formally lodged on 19 December, one day after JLP met with local residents to present the updated proposals. The amendments follow further discussions with Ealing Council and would supersede the design approved by the Planning Inspectorate in May, when JLP won its appeal for non-determination. The company says the revisions are intended to “optimise the scheme.”

One of the most significant changes is an increase in the number of housing units on the site, rising from 428 to 465 flats. JLP says this includes an increase in affordable housing, though the exact number has not yet been specified.

Despite the higher number of units, the height of the residential towers will not change, and the site boundaries remain the same as in the approved scheme.

Several refinements have been proposed across the development:

  • Car park layout updated, adding 14 extra spaces, bringing the total to 148.
  • A new pedestrian entrance will be created for Waitrose.
  • The café originally planned inside the store will now be located in the public square.
  • The Podium Gardens have been moved from the third floor to the second floor and unified between the blocks to create a greener, more accessible shared space.
  • Along Alexandra Road, the frontage has been redesigned so the buildings appear less tall, helped by the lowering of the podium garden.
  • Deliveries will now take place at a ground-floor service area, rather than on the first floor as previously planned.

Construction is now expected to begin in 2027, with JLP anticipating that the development will be ready for occupation around four years later.
