Local homes see brisk demand into 2012

The latest information released by the Land Registry suggests that activity in the local property market has remained brisk into 2012. Over 100 properties have changed hands in Ealing since last December at prices in line with previous levels.
Once again the average price in W13 has exceeded that of W5 but a closer analysis suggest it would be misleading to claim that there is a West Ealing premium. The average does seem distorted by a higher proportion of detatched and semi-detatched properties selling in W13. The average terraced house and the average flat sells for a premium in W5.
In the W5 post code area since the beginning of December 2011 the average transaction price was £441,937. This was down on the average for November but this was boosted by a sale of a house on Mattock Lane which went for £2,100,000 the fifth highest price ever achieved in Ealing. 80 properties were sold during the period with two going for over one million pounds. The most expensive was in Audley Road costing £1,130,000.
In West Ealing (W13) the average price was £456,346 with 46 properties changing hands. Two properties went for over a million with the most expensive on Ravensbourne Gardens costing £1,250,000.
London was the only region in England and Wales to experience an increase in its average property value over the last 12 months with a movement of 2.8%. The North East experienced the greatest annual price fall with a decrease of 7.1%.
The December data from Land Registry's flagship House Price Index shows an annual price decrease of 1.3% which takes the average property value in England and Wales to £160,384. There is no monthly change from November to December.
The most up-to-date figures available show that, during October 2011, the number of completed house sales in England and Wales decreased by 6% to 55,309 compared to 58,634 in October 2010. The number of properties sold in England and Wales for over £1 million in October 2011 decreased by 10% to 525 from 582 in October 2010.
