House in Woodville Gardens becomes dearest local home

The record for the most expensive home sold in Ealing has been smashed with a house on Woodville Gardens exchanging hands in July for £3,000,000.
The house lies within proximity of the Ealing Cricket Ground Conservation Area which is classed as “area of special architectural or historic interest - the character and the appearance of which is desirable to preserve or enhance.”
22 Woodville Gardens is thought to have been built around 1905 and is 'one of a number of properties on the South side ... which are indicated as contributing positively to the conservation area.'
Most homes being sold in W5 are much cheaper than this one - so far in the second half of the year the average price for a property is £494,211.
If you exclude the sale of the Woodville Gardens property from these figures the average falls to just over £450,000 compared to £485,767 at the end of the second quarter.
In West Ealing (W13) 46 homes have been sold in the second half of 2011 at an average price of £495,035 which is a big increase in price levels seen earlier in the year.

The average price rose by 2.1% to £348,686.
The national House Price Index shows an annual price decrease of 2.6% which takes the average property value in England and Wales to £162,347.
The most up-to-date figures available show that during June 2011, the number of completed house sales in England and Wales decreased by 13% to 54,776 from 62,714 in June 2010. The number of properties sold in England and Wales for over £1 million decreased by 28 per cent between June 2010 and June 2011, from 644 to 465.
