Details of the latest property sales in the Ealing area suggest that prices are continuing to recover.

The average price of a house in W5 in the last quarter of 2009 was £481,356, up from £445,715 in the third quarter.

Five properties changed hands for over a million pounds in October and November.

West Ealing saw similar rises with the average increasing to £454,651 compared to £393,145 in the previous quarter.

The Land Registry's House Price Index for England and Wales in November showed prices were up by 0.9% during the month bringing the decline down to 0.3% compared to the same period last year.

Richard Palfreeman, Managing Director of Northfields estate agents has seen 'excellent prices' for good quality family homes in Northfields, South Ealing and Pitshanger. He says:

''With unusual economic conditions prompting an uncharacteristic surge of property sales over the Christmas period, there are now more eager buyers than there are sellers, something that is a surprising, but encouraging, state of affairs.

'' Nothing is certain in the property market and many experts feel there is the possibility that the market will go into slow down later in 2010 with the upcoming General Election. If you are thinking of selling your home our view is that now is the best ‘window’ in which to market your property.''

The figures show that London property is continuing to recover the most rapidly. Prices in the capital are now up by 3.5% compared with the same month last year and rose by 2% in November alone. The average house price in London is £324,231.

Right Move's House Price index, which is based on offered prices rather than sales prices, is showing that prices have moved down again during the winter. Their index for December is down by 2.2% during the month but up by 1.7% compared with last year.
