Property prices in Ealing appear to be remaining stable
Detailed figures recently released by the Land Registry have shown that there is no strong evidence yet of a sharp fall in local property prices.
In fact the average sale price for the second quarter of the year reported so far in the W5 and W13 areas is above that seen in the first three months of the year. Data for sales in April and May show an average price of £435,890 for W5 compared to an average of £412,389 for January to March.
This is still below the level of £463,836 seen in the last quarter of 2007 which was the peak so far for the W5 area with the average for the market over £500,000 for some months.
It should be stressed that volumes do appear to be well down during the month so the monthly average may be less representative of the true picture than when the market is more active. Agents are already feeling the pinch due to reduced commissions with Lauristons giving up on their Ealing branch.
In the West Ealing (W13) area the average price so far this quarter was £420,809 which was also above the level of £386,562 seen in the first quarter.
