Landmark site on The Broadway has been vacant since last year
July 30, 2026 The former Lloyds Bank building on The Broadway in Ealing, closed since 2025, has been put up for sale with an asking price of £3.75 million. The site is the subject of a number of planning applications with attempts being made to convert the upper floors into flats. The prominent corner building at 44–45 The Broadway, directly opposite Ealing Broadway Station, is both locally listed and located within the Ealing Town Centre Conservation Area, giving it heritage protection and placing stricter controls on any external alterations or redevelopment. Since the branch shut, the building has remained vacant. In the past year, several planning applications have been submitted by Halastar Ltd, though it is not clear whether Halastar is the freeholder or acting on behalf of the owner. Permission has already been granted to convert the first floor into residential flats. A further application — 262305PACEC3, submitted in June — seeks prior approval to convert the second and third floors from office use (Class E(g)(i)) to two self-contained residential units (Class C3) under Part 3, Class G of the permitted development rules. If approved, the building would gain three floors of residential accommodation above the former banking hall. The ground floor, once home to Lloyds Bank’s large open-plan banking hall, remains in commercial use class and could be repurposed for retail, leisure or other town-centre activities, subject to planning constraints. Savills has been appointed to market the freehold interest on behalf of a private client. The property is being offered with full vacant possession and the benefit of “residential-led planning permission,” with offers invited in excess of £3.75 million. Savills describes the building as a 5,744 sq ft landmark property, arranged over basement, ground, first and second floors, with a prominent dual frontage onto The Broadway and Oak Road — the latter providing access to the Ealing Broadway Shopping Centre multi-storey car park. Michael Lockhart, Director in Retail at Savills, said the building is attracting strong interest, “Occupier demand across the retail market remains resilient, with well-located assets continuing to attract strong interest from a broad range of operators. Against this backdrop, prime freehold opportunities in West London remain highly sought after by investors and developers.” He added that the combination of heritage character, transport connectivity and existing residential-led permissions makes 44–45 The Broadway “a compelling opportunity for a range of purchasers.”
