British Land proposing 'The Broadway Connection' near station The centre of Ealing town looks set for a transformation with a proposal being made for the redevelopment of 10-40 The Broadway which is between the Ealing Broadway Station and the shopping centre. British Land, which owns the site, is referring to the development as ‘The Broadway Connection’ and says it is in the very early stages of planning the development. A spokesperson for the company said no computer generated images of the designs were available at this stage but they would be released in due course. There is no indication of the likely height of the buildings which are currently occupied by a line of three to four storey units with retail at the ground level. There was a planning application made in 2015 for a mixed-use residential led scheme by Benson Elliot and Londonewcastle which would have risen to 18 storeys. This was never completed and British Land acquired the site in 2017 and now believe a commercial rather than residential development would be more appropriate here due to a perceived shortage of office space locally. The new development could deliver around 30,000 sqm of office space along with cultural space, retail, restaurants and bars and a new public square. The aim would be to provide better linkages between the station and the shopping centre. The proposals follow planning permission for British Land’s refurbishment and extension of office space at International House (7 The High Street) and news that the Department for Work and Pensions is the new occupier of the recently refurbished 52 The Broadway. The current refurbishment and conversion of the former basement Karma nightclub - into a new cultural and cinema facility led by the Really Local Group, was also granted permission in 2021. British Land purchased the Ealing Broadway Shopping Centre in 2013 making it the largest private sector landowner in the area.
The company will be releasing more details of its plans when it starts a public consultation next month. They are being developed by architects Stanton Williams. David Pollock, Development Director at British Land said, “This is an exciting next step in our plans for Ealing Town Centre. Not only can the Broadway Connection deliver much needed high quality, modern space, it could bring an additional 3,000 new people to the area, supporting local jobs and businesses. “The development would build on our £150 million investment into the area including a £100 million refurbishment and extension of International House. We look forward to discussing our proposals with all interested parties.” Ealing Council’s Local Policy describes the existing buildings on the site as having a “comparatively low intensity of development”, which British Land believes means that a key town centre site is underutilised. A public consultation shop is being set up in Unit 10, The Mall, Ealing Broadway Shopping Centre, in between Robert Dyas and the back entrance to M&S.
