Low turnover and falling average prices during month

The Ealing property market seems to have had a quiet month in February with the number of transactions and average prices well down on previous months.
In the W5 post code area during February the average transaction price was £407,589. This was well down on the average for previous months but with only 31 properties sold this cannot be said with confidence to mark a decisive downturn in values. The most expensive home sold during the month was in Elgar Avenue costing £1,030,000.
In West Ealing (W13) the average price was £392,170 with just 19 properties changing hands too low a figure for the monthly average to be taked as representative. The most expensive was on Sutherland Road Gardens costing £825,000.
The February data from Land Registry's House Price Index shows an annual price decrease of 0.6% which takes the average property value in England and Wales to £161,588.
The region in England and Wales which experienced the highest increase in its average property value over the last 12 months is London with a movement of 4.2% to £354,300.
The most up-to-date figures available show that, during December 2011, the number of completed house sales in England and Wales increased by 8 per cent to 61,470 compared to 56,875 in December 2010. The number of properties sold in England and Wales for over £1 million in December 2011 decreased by 13 per cent to 488 from 559 in December 2010.
