Broader spread of homes sold boosts price average

The latest figures from the Land Registry point to move upwards in property prices in the Ealing area. Since the end of February the average transaction price in the W5 area has been £471,882.
April is shaping up to be a particularly good month with two properties over £1,000,000 already reported as having changed hands. The first quarter of the year saw a disproportionate number of flats being sold in the area which drove the average price down to levels seen five years ago but a broader spread of properties being sold is leading to a recovery in the average.
In West Ealing (W13) the average price has fallen to £321,788 since the end of February but the volume of sales is too small (29 properties reported since that date) to reach a firm conclusion about the direction of the market. Previously the average has been above £400,000.
A recent research report by property consultants Jones Lang LaSalle has estimated that the average rental price per square foot in Ealing W5 is £20.74 lower than the levels achieved in Acton.
House prices in London are now the only in the country that have risen compared with the same period last year. The Land Registry's House Price Index shows that the average price in the capital was £336,828 in March 2011 up by 0.8% compared to the same month last year.
For England and Wales the average price is now £160,996 down by 2.3% from March 2010. Prices in the north east have fallen by 9.3% and in Wales they are down by 7.2%.
