A planning application has been submitted to Ealing Council for a huge development in central Ealing including a 21-storey tower to be known as Broadway Connection.

British Land wants to redevelop 9-42 The Broadway into an office-led mixed-use scheme on the 1.5 acre site it owns in the town centre.

The site is bounded by train lines to the north with the open public space of Haven Green beyond, Ealing Broadway station to the east and The Broadway and Ealing Broadway Shopping Centre to the south. Immediately adjacent on its western side is the Arcadia Shopping Centre separated by a pedestrian walkway, known as Haven Place that runs directly around the western and northern edges of the site.

The developer has appointed Stanton Williams to create the design which was heralded earlier this year when there was a public consultation exercise held on outline proposals. These did not specify the height of the main building.

The proposal is to partly demolish and refurbish existing buildings on The Broadway with a podium for the tower at the rear. Stanton Williams says its aim is to strengthen and enrich the existing street frontages, providing commercial space for a range of different sized businesses
and new retail premises, to reinforce the character of the area.

The main tower would be part 21-storey and part 10-storey and primarily be used as office space.

.A new public courtyard and private terraces are also proposed alongside highways improvements as well as new accessible pedestrian routes.

The site development will include (Gross Internal Area):
– 40,158m² Office Floor Area
– 1,081m² Retail Floor Area
– 1,190m² F&B Floor Area
– 826m² Leisure Space Floor Area
– 445m² Music Venue Floor Area

From 9-16 The Broadway the buildings will be refurbished and extend to provide retail and office space over the existing 2-3 storey building.

17-24 The Broadway will be replaced by a new street facing building and new public route creating a ‘gateway’ into a new public courtyard. The new 2 storey building will provide retail space at ground floor with offices above.

Refurbished and extended buildings at 25-29 The Broadway will provide space over the existing 2-3 storeys which could be used for a pub or a restaurant.

30-34 The Broadway will be replaced by a new street facing building, extending to 35 The Broadway and a new public passageway, creating a ‘gateway’ into the new public courtyard. The new 4 storey building would have shops on the ground floor with offices above.

35 The Broadway will be refurbished to provide offices and shops over the existing 4 storeys.

The new build 21-storey Broadway Connection Building will be set back from the lower rise building on The Broadway.

A blue plaque at 42a The Broadway marks the site of The Ealing Club which is widely celebrated as the birthplace of British Rock and Roll for, amongst other things, being the location of the genesis of The Rolling Stones. It is being proposed that The Ealing Club will be revived within the development in the same location as the original historic venue as a new facility that meets modern day requirements. The heritage plaque would be retained and reinstated in a ‘meaningful location’ within the new development.

Stanton William says that its proposals will open up sightlines to the nearby Christ St Saviour Church that will reinforce its role as a local landmark.

The site used to be the location of the 2,000 seat Lyric Theatre in Ealing which was built in 1889 as part of a complex of buildings that included a connected “Lyric Restaurant”, as well as a Ballroom suite, social spaces and dining rooms. The theatre was designed by Walter Emden, who was a prominent architect of theatre and music halls of the day, having also designed Tivoli Theatre on the Strand. It was one of the largest theatres in London at the time. It became the Broadway Cinema in 1908 before its demolition in 1958.

Previous attempt to develop the site included the Glenkerrin scheme in 2007 in which an application was made to build a 39-storey tower which was reduced to 25 storeys before being rejected after being called in by the Secretary of State.

The 2015 Benson Elliot Scheme was for an 18-storey residential tower with 188 flats. This was withdrawn after the site was sold to British Land who opted for the current office-led scheme.
